Build & construction loans
Construction lending works differently to a standard home loan, and that catches people out. Progress payments, valuations at each stage, fixed price versus turnkey contracts, and the gap between when the builder wants paying and when the bank releases funds. Get the structure wrong at the start and it costs you time and money in the middle.
We arrange build finance every week, so we know which lenders are comfortable with which contract types, which ones move quickly on progress draws, and where the traps sit in a build contract before you sign it. Meeting your adviser
We assess your position and your building plans, and set out the documents you'll need, including the signed build contract.
Application
We submit to the lender best suited to your contract type, total build cost and deposit.
Conditional approval
Usually subject to a registered valuation, the building contract and plans, builder's risk insurance and deposit verification.
Unconditional approval
We negotiate rate, structure and any cash contribution, then loan documents go to your solicitor.
Drawdowns and settlement
Funds release in stages: deposit and foundation, framing, lock-up, completion. Then it becomes a standard home loan.
Ongoing support
We keep helping with structure, rate negotiations and refinancing well beyond the final payment.
