Lincoln has changed shape over the last decade. What was a university town with a village around it is now a serious commuter suburb of Christchurch, with new subdivisions on most edges and a much broader mix of buyers than it used to have. Two quite different kinds of purchase happen here, and they need different lending.
The first is families buying a new build. Much like the rest of Selwyn, a large share of what sells is a section plus a build contract or a house-and-land package. That means construction lending: staged drawdowns, valuations at each stage, and a real difference between fixed price and progressive payment contracts in terms of which lenders will take it on. This is the lending we do most of.
The second is investors buying near the university. Rental demand from students and staff is steady, which is attractive, but investment lending is a different conversation to buying a home. Deposit requirements are higher, the way a lender treats the rent varies, and how your existing lending is structured decides whether the purchase after this one is still possible.

If it is a new build, the contract, the deposit and the drawdown schedule. If it is a rental, your structure across lenders before anything else — because the order you use banks in quietly decides how far your portfolio can go.
