Buying in Prebbleton

Prebbleton is the closest of the Selwyn townships to Christchurch, about 11 kilometres south-west of the city centre, and it has kept its village feel while it grows. New subdivisions on the south-west side, rezoned in 2022, have opened up several hundred new sections, and a second primary school, Koromiko Mākoha, is due to open in 2027.

The buyers we see here are often families moving up from their first home in the city, wanting more space without a long commute. That brings its own lending questions, and the biggest one is timing.

Buying before you sell

When you are moving up, you are usually juggling two properties. Buy first and you might be carrying two loans for a while. Sell first and you might have nowhere to go. Bridging finance covers the gap, but lenders set it up differently: some want an unconditional sale on your current home, some will lend against an estimated sale price, and the cost and terms vary a lot. Building in a new subdivision

Prebbleton is ringed by orchards, olive groves and horse properties. If you are looking at a small block rather than a standard section, check the zoning and land area early, because they decide which lenders will treat it as a normal home loan.
