Banks are built around a standard applicant: salaried, long tenure, clean credit, ordinary property. Plenty of good borrowers do not look like that. Self employed with two years of variable income, contractors, new residents, past credit issues, or a property the bank calls non standard. A decline from one bank is not a decline from the market.
We know which lenders take a considered view rather than a computer one, and what evidence they want to see before they will. Often it is a matter of presenting the same situation to the right lender in the right way. Sometimes it means a short term solution now and a move to mainstream lending in a year or two, and we will tell you that plainly. Our advice costs you nothing, because the lender pays us and you do not.
